Learn about the upcoming changes to the RTA via webinar in this 3 part series

There are more than 130 changes coming to the Residential Tenancies Act by no later than the 1st January 2021. These changes will have a massive impact on the way we manage properties, but they will also have a big effect on Residential Rental Providers & Renters.

We need to be adequately prepared for the changes to ensure we all remain compliant and we give the correct advice to our clients. It is not as scary as you think!

This three part series will give you tools and information to get prepared for the upcoming changes. You don’t need to attend the series in order, so if you are unable to make a session more will be booked in for you to choose from.

Session One:

  • Understand the implications of the proposed changes to the Residential Tenancies Act and look at the review process and timeline
  • Discuss Penalty Units and how they are relevant in Residential Tenancies
  • Look at what changes have already been implemented
  • Understand the role of Consumer Affairs Victoria and go through some of the detailed reference guides and fact sheets relating to the changes
  • The topics we will cover in series one are:
  1. Replacing the terms Landlord & Tenant
  2. Rental providers must give a reason to end a rental agreement
  3. New process for repeated late or non payment of rent
  4. Limiting the use of end of fixed term notices to vacate
  5. False misleading or deceptive representations
  6. Disclosure requirements before entering into a rental agreement
  7. Bond top ups for long term rental agreements
  8. Rental non compliance register
  9. New options for renters claiming their bond
  10. Maximum bond amount and rent in advance

Session Two:

  • Look at the outcomes of the review
  • Look at resources to give you up to date info about the upcoming changes
  • Understand the role of Consumer Affairs Victoria and go through some of the detailed reference guides and fact sheets relating to the changes
  • Learn about Engage Victoria and their timeline
  • The topics we will cover in series two are:
  1. Rental Provider must pay renter back for cost of urgent repairs within seven days
  2. Changes to rules around rent increases
  3. Fixed price advertisements and offers and ban on inviting rental bids
  4. Pets
  5. Exceptions for existing agreements
  6. Making Modifications in rental properties
  7. Rights of entry to a rental property to take advertising photos and conduct sales inspections
  8. Guidelines for notice to vacate for endangering safety
  9. Rental Provider must provide a free set of keys for each renter

Session Three:

  • Refresher on where you can find the relevant information
  • Understand the role of Consumer Affairs Victoria and go through some of the detailed reference guides and fact sheets relating to the changes
  • Look at the CAV powerpoint presentation for tenants
  • Discuss what we need to do to not only prepare ourselves for the changes but also for our clients
  • The topics we will cover in series two are:
  1. Rental property must be in good repair and reasonably fit for occupation
  2. When a renter has to pay back rental provider for repairs
  3. Expanded definition of urgent repairs
  4. Issuing a notice to vacate threats and intimidation
  5. Renters entitled to copy of personal information in a renter database
  6. Rental minimum standards
  7. Goods left behind in a rental property
  8. How rent is paid
  9. Calculation of compensation for early termination of a rental agreement lease breaking
  10. Terminations of rental agreements in family violence or personal violence situations

Who should attend

This training is for anyone who wants to be prepared for the changes and it will suit all levels of experience. You don’t have to attend all three sessions however if you want to be across all of the changes it is advisable.
